Condition 1: Subject to any prohibitions or restrictions contained in any other condition(s), the designated centre shall be operated at all times in accordance with the Statement of Purpose within the footprint of the designated centre on the floor plan received on 02 March 2026. The registered provider shall only provide for the specific care and support needs, and services, within the facilities as set out the Statement of Purpose, as agreed with the Chief Inspector at the time of registration. Any changes to the specific care and support needs and services provided must be agreed in advance with the Chief Inspector. Condition 2: Only persons aged 18 years or older shall be accommodated at the designated centre at any time. Condition 3: The maximum number of persons that may be accommodated at the designated centre is: 52.

What the latest inspection found

Borris Lodge Nursing Home provides good nursing care with a warm, calm atmosphere and friendly, respectful staff. Residents feel safe and well cared for, and the building is clean, bright, and homely with personalised rooms. However, there are concerns about the lack of meaningful activities for residents, with many spending time sleeping or watching television that does not interest them. Oversight of activities and use of communal spaces needs improvement.

Residents spoke highly of the caring and responsive staff.
The centre is warm, bright, and has a calm and relaxed atmosphere.
Residents' rooms are personalised and homely with lockable storage.
Good access to medical and allied health professionals is provided.
Staff have up-to-date training and feel supported by management.

What needed to improve

Many residents were observed sleeping in communal areas during the day due to limited activities.
The weekly activity schedule is limited and not always followed, with some scheduled activities not taking place.
Residents were not always aware of the activities available or how to access the schedule.
Residents were seated along a corridor watching television, which posed a safety risk and was not an appropriate use of space.
Oversight systems did not identify or address the lack of meaningful engagement and inappropriate use of communal spaces.
